Why is the property so cheap?
We purchase properties at very large volume at discounted rates so we can sell to
you at wholesale prices. We also offer owner financing with no banks needed.
What documents do I need for the owner financing?
None! We do not require any documents such as proof of income or bank
statements, no need for a credit check either.
Does the property have road access?
Yes, all of our properties have road access unless stated otherwise.
Do I receive a deed?
When transferring a property, we sign a deed that gives you rights to the property.
Most often, our properties are sold using state registered Title Companies.
Is there a grace period on monthly payments?
Absolutely, we offer a 5-day grace period on payments. We try and be flexible for
our customers.
Do I need to pay property taxes?
Property taxes need to be paid by you since this is your property after we complete
the transaction.
Can I make additional payments or pay off my loan early?
Yes, make any extra payments or feel at liberty to pay off your balance with no
penalty.
How much are taxes
It depends on the property. We do our best to list last year’s property tax in the listing. If not available in a listing, calling the county with the APN, or parcel ID is the best way to find the tax rate for a property.
Are there back taxes or liens associated with the property?
No. We guarantee that all of our properties are sold free & clear of liens and
encumbrances and that the taxes are current. Unless otherwise stated, all of our properties are free, clear, and current at the time of conveyance.
What can you tell me about the property?
We purchase real property for the sole purpose of re-selling it. Everything we know
about each parcel is stated in the listing.
Can I raise crops or animals on the property?
It depends on the county/parish and the particular zoning or special restrictions of a property. The best way to find out is to call the local zoning commission for specifics to find details on your specific plans.
